looking to buy real estate have agents?” Not only is
the answer, yes, but all buyers SHOULD have agents.
The purchase of real estate is the single largest
investment anyone will make in their life. Wouldn’t
you want to know as much information as you could
before you make the biggest purchase of your life?
Of course you would, which is why I offer Buyer

With a Buyer’s Agent you are
buying several things:
1. Knowledge of the area and
property,
2. Access to information, such
as specific properties you want,
3. Relationships with banks that
can offer you the best interest rate,
4. A professional’s advice as to
your investment,
5. The most important
thing is you are buying a professional negotiator.
Why is
a professional negotiator the most important thing a
buyer’s agent, and attorney, can do for you? Well,
why do car dealerships make lots of money, and why
do most people hate dealing with car salesmen?
Because they are professional negotiators that know
how to get the most money out of you. A buyer’s
agent uses that talent against the Seller’s agent,
to get you the absolute best price possible when you
are purchasing a property. That is the real savings
that can save you tens of thousands of dollars. When
you save significant money on the purchase price,
closing costs, incentives, etc, in a transaction,
the cost of the Buyer’s agent is outweighed by your
savings.
Here
is a quick and basic example: you may pay $300,000
for a house without a buyer’s agent. You have to
spend the time researching and looking at
properties, then negotiate, then likely pay this
amount. With a Buyer’s agent, I do the researching
for you, we decide on the BEST property for you, and
in negotiations pay $280,000 for the same house.
With an agent, I save you $20,000 in purchase price,
and you would only pay an agent fee of around
$16,000. Thus, you work less, you make an informed
decision about the best property available, and at
the end of the day, after everything is paid, you
have an extra $4,000 in your pocket.
With a Buyer’s agent YOU have
an advocate that negotiates with the seller. Most
buyers are at a disadvantage by attempting to
negotiate the biggest purchase of their life (which
they typically really want)with an agent that
negotiates for a living. Obviously, the seller’s
agent has a large incentive to get you to pay as
much as you can. You need a professional negotiator
(and attorney) to at least be on equal footing, if
not at an advantage.
